How does it work?

We offer a free in home consultation to discuss the many ways we can help.  We will list out the things that will take place during the consultation before we even come out to visit with you.  Some of the items may include the list described on this page. 

5-10 minute phone call

We would love to know a little bit about you, how long you have lived in your home for.  We may ask some questions in regards to:

1. How much is owed on your home, and do  you have 1 or 2 mortgages?      Also, what is your current interest rate?

2. Are you current on your mortgage payments?

3. Where do you plan to move to after you sell your home?

4. We may ask why you are in need to sell, and how quickly would you need to sell in the perfect scenario?

5. Have you done any renovations? Secondary to that, does it need renovations?

6. Do you have any liens against the property besides your mortgage?

7. Are your taxes current?

8. When are you available for a walk through of the home?

Keep in mind that any personal information will never be shared.

Walk through

We will set a date and time that work for both of us.  We would love to get some measurements, much like an appraiser would.  We will calculate square footage, and figure out how much money it would take for us to be able to fix the home so that it could be sold on the open market as a competitive property.  We want to get you the most we possibly can for your home in an As-Is condition. No cash out of pocket for you, just sit back and allow us to make the process as easy as possible.

Offer

We will submit an offer to you using a REPC.  I am also an owner agent involved in the transactions.  Josh Beckstrom holds a current Utah real estate license, so everything is done by the books.  Nothing weird or sketchy will ever come out of our process in helping you.  This is a super common problem in the marketplace, as many home buyers are not real estate agents, so they don't get upheld by the law like we do!

Acceptance or Counter Offer

You have zero obligation to say yes to the deal if you don't like it.  We only want deals that are a win-win for all.  We are literally here to help you, not hurt you.  Many home buyers don't give two cares in the world about the people they are buying from, lucky for you, thats not us!  If we can come to a mutual agreement, we can fund within 7 days if needed.  Our normal process is 2-3 weeks to get the money into your bank account.  We have other investors behind the scenes that have a large role in what we do.

Funding

We can give you as much or as little time as you need to get you funded.  We can set a closing date, as well as an additional 1-2 weeks to help you move to your new place.  We will help in any way we can if you need assistance getting there!  We would love to stay in contact over time to make sure you are doing ok, or if you prefer privacy, thats ok too.  We love to make friends with everyone we do work with.  Thats how we keep the community around us stronger by the day.
